Acquisition
Finding and buying the right asset, on or off the market.
We start with a written brief: purpose, budget, area, timing and how the property will be held. From that we shortlist from our network and the open market, inspect on your behalf, and present each option with the full purchase cost on your structure. We negotiate, instruct the solicitors and surveyors, and stay with the purchase through exchange and completion. You can be in London for the inspections or follow by video.
Typically for: Family residences in Prime Central London, pied-à-terre apartments, and single income units.
Portfolio and block purchases
Six or more units in one transaction, or a portfolio built over time.
Buying a whole block or a group of units changes the stamp duty treatment, the financing and the management model. We review the structure with our tax partners before the first offer, model the net yield unit by unit, and set up letting and management so the block performs from completion. Where a portfolio is assembled over months, we sequence the purchases and the funding.
Typically for: Investors seeking yield and scale, family offices, and buyers consolidating several London holdings.
Structuring and tax guidance
How to hold the property, decided before you buy.
Personal name, UK or offshore company, or trust: each has a different stamp duty bill, annual charge, income tax position and inheritance tax exposure for a non-resident. We set out the options with our UK chartered tax advisers and solicitors so the decision is made on numbers, and we keep the file current as the rules change.
Typically for: Every purchase over a few million pounds, and every purchase intended for the next generation.
Financing introductions
Lenders who lend to non-residents, including Islamic finance.
Overseas buyers face a narrower lending market and heavier paperwork. We introduce you to private banks and specialist lenders who work with Gulf and international clients, prepare the source-of-funds and identity file in advance, and coordinate the valuation and legal work so the loan and the purchase complete together. Sharia-compliant facilities are available through partner providers.
Typically for: Purchases where leverage improves the return, and clients who prefer to keep capital liquid.
Lettings and management
The asset looked after while you are away.
Furnishing, marketing, tenant referencing, deposit protection, rent collection, safety certificates, maintenance and end-of-tenancy work, handled by Propertymark-member managing agents and overseen by your adviser. You receive one monthly note per property, in English or Arabic, with rent, costs and upcoming compliance dates. For family use, we keep the home ready for arrival.

Exit and resale
Selling well, at the right time, with the tax checked first.
Whether you sell one unit or a whole portfolio, timing and presentation decide the price. We advise on when to sell, prepare the property, appoint and manage the selling agent, and check the capital gains and other tax positions with our partners before the property goes to market.
Typically for: Holdings that have done their job, and estates being reorganised.
Fees
Agreed in writing before we start
A fixed retainer for the search and a completion fee on the purchase price, set out in a short mandate letter. Management is a percentage of rent collected. No commission from anyone else.
