Opening a UK bank account as a non-resident property buyer: who will, what they ask, and the alternative

“Open a UK bank account” heads most buyers’ lists and can be left until last. The purchase money goes to the solicitor’s client account, not the buyer’s; the lender pays finance to the solicitor; rent after completion can go to an account opened then. The difficulty is that UK high-street banks will not open a current account without a UK address, so a non-resident buyer must use the banks’ international or premier arms, each with its own thresholds.

Opening a UK bank account as a non-resident property buyer: who will, what they ask, and the alternative

Do you need a UK bank account to buy property?

Quick Answer

A Gulf buyer does not need a UK bank account to buy: the purchase money goes to the solicitor’s client account from the buyer’s own Gulf bank or currency broker. An account is useful after completion, for rent, direct debits and any lender that requires one. High-street current accounts are closed to non-residents, so the route is the international arms of HSBC, Lloyds, Barclays, Santander or NatWest, with minimum balances commonly £25,000 to £100,000, fees of £0 to £35 a month, and two to six weeks to open.

Not to buy. The solicitor’s client account receives the deposit on exchange and the balance before completion, directly from the buyer’s Gulf bank or currency broker, and the solicitor pays the seller, the stamp duty and the fees. The solicitor needs the money to come from an account in the buyer’s name and a clear source-of-funds trail, which our guide on moving money from the Gulf and our guide on anti-money-laundering checks explain.

When a UK bank account helps after buying property

A UK account is useful after completion: for the rent to land in sterling, for the service charge, council tax and utilities to be paid by direct debit, and for a lender that requires one. A buyer who will let the flat through an agent can have the agent pay net rent to a Gulf account and the agent pay the outgoings, and never open a UK account at all.

Which banks open a non-resident UK bank account

The high-street banks’ ordinary current accounts require a UK address and UK proof of address, and are closed to non-residents in practice. What is open to a buyer in the Gulf:

The international route is the usual one. The accounts are offshore (Jersey or the Isle of Man) with UK sort codes and are regulated there; deposit protection is the island’s scheme, not the UK’s. The Gulf banks’ London branches are convenient for a customer who banks with them at home.

Opening a UK bank account through an international banking arm

HSBC Expat and Lloyds International are the two most used by Gulf residents. Both open accounts for a non-resident online, with identity and address verification done through a branch of the group in the Gulf or by certified copies; both have a minimum relationship balance or income requirement, currently in the tens of thousands of pounds, and charge a monthly fee if it is not met; both offer multi-currency accounts, so a buyer can hold dollars or dirhams and convert to sterling when the rate suits.

Which bank to choose and how long opening takes

HSBC’s Gulf presence makes it the simplest for an existing HSBC customer in the UAE, Qatar or Bahrain; a Premier relationship at home can be extended to the UK in a few weeks. Barclays International and Santander International are comparable. The firm cannot recommend a bank, and the thresholds change; the point is that the route exists and takes two to six weeks, not that any one bank is right.

Islamic bank accounts in the UK for non-resident buyers

Al Rayan Bank, the UK’s largest Sharia-compliant bank and part of Masraf Al Rayan of Qatar, offers current and savings accounts and, for property, home purchase plans and buy-to-let purchase plans to non-residents, with the account opened alongside the finance; Gatehouse Bank offers savings and buy-to-let finance. A buyer financing with either will usually have the account as part of the arrangement. Our guide on Islamic home finance in the UK explains the products.

What banks ask for when a non-resident opens an account

Passport; national ID or residence permit; proof of address in the Gulf, less than three months old; proof of income or wealth, which for the international accounts means payslips or bank statements, and for a business owner accounts and a bank reference; the source of funds for the opening deposit; and tax residence information under the Common Reporting Standard, which means the bank will report the account to the Gulf tax authority where one exists. A buyer who has already assembled the source-of-funds file for the solicitor has most of what the bank wants, and should give both the same file.

How long a non-resident UK bank account takes and costs

Two to six weeks from application to an active account for the international route, longer if documents need certification by a notary or a branch. Monthly fees of £0 to £35 depending on the balance held; currency conversion at the bank’s rate, which is wider than a broker’s; and UK direct debits, which is the feature that matters, because service charge, council tax and utilities are easiest paid that way. A buyer who opens the account before completion can have the solicitor pay any surplus to it, and can set the direct debits up on the day of completion.

Using your UK bank account after completion for rent and bills

The agent pays rent, net of fee and any Non-Resident Landlord Scheme deduction, to whichever account the landlord names; a UK account avoids a currency conversion on every payment and lets the landlord choose when to convert. The outgoings go by direct debit from the same account. The annual UK tax return, which our guide on tax on rent for overseas landlords explains, does not need a UK account but is simpler with one. And a buyer who later wants a UK credit history, for a mortgage or a card, starts it with the account.

Frequently Asked

Questions about UK bank accounts for non-residents

Can the solicitor hold money for me after completion?

Only briefly; a solicitor’s client account is for the transaction, not a bank account, and the rules require surplus funds to be returned promptly.

Will a UK account make me UK tax resident?

No. Residence depends on days present in the UK and ties, not on where the bank account is; the account is reported under the Common Reporting Standard to the Gulf country, not used by HMRC to decide residence.

Can my agent pay the rent to my account in Dubai?

Yes, in sterling or converted; the agent will usually charge for international payments and convert at a bank rate, so a UK account and a monthly transfer by a currency broker is cheaper for a rent above a few thousand pounds.

Do I need a UK bank account to buy a property?

No. The deposit on exchange and the balance before completion go to the solicitor’s client account, directly from the buyer’s Gulf bank or currency broker, and the solicitor pays the seller, the stamp duty and the fees. The money must come from an account in the buyer’s name with a clear source-of-funds trail. A buyer who lets through an agent can have net rent paid to a Gulf account and never open a UK account at all.

Which banks will open an account for a non-resident?

The international arms: HSBC Expat (Jersey), Lloyds Bank International (Jersey and Isle of Man), Barclays International, Santander International and NatWest International. HSBC Premier, Barclays Premier and Lloyds Private open for non-residents through the international arm or a Gulf branch. Gulf banks with a London presence, such as Emirates NBD, Qatar National Bank and Al Rayan, take existing customers. The firm does not recommend any one bank.

How long does it take to open an international account?

Two to six weeks from application to an active account on the international route, longer if documents need certification by a notary or a branch. An existing HSBC Premier customer in the UAE, Qatar or Bahrain can usually have the relationship extended to the UK in a few weeks. Opening before completion lets the solicitor pay any surplus to the account and the direct debits start on completion day.

What minimum balance do the international banks require?

The international accounts carry a minimum relationship balance or income requirement, commonly £25,000 to £100,000 across accounts, or a salary threshold. If it is not met the bank charges a monthly fee, currently £0 to £35 depending on the balance held. The thresholds change and must be confirmed with the bank before applying.

Is money in an offshore account protected?

The international accounts are offshore, in Jersey or the Isle of Man, with UK sort codes, and are regulated there. Deposit protection is the island’s scheme, not the UK’s. With a fintech provider, check whether the account is a UK-regulated bank account with deposit protection or an e-money account without it.

What documents does the bank ask for?

Passport; national ID or residence permit; proof of Gulf address under three months old; proof of income or wealth, meaning payslips or bank statements, or for a business owner accounts and a bank reference; the source of funds for the opening deposit; and tax residence information under the Common Reporting Standard. A buyer who has assembled the source-of-funds file for the solicitor has most of this already and should give both the same file.

Is there a Sharia-compliant bank account in the UK?

Yes. Al Rayan Bank, the UK’s largest Sharia-compliant bank and part of Masraf Al Rayan of Qatar, offers current and savings accounts to non-residents and, for property, home purchase plans and buy-to-let purchase plans, with the account opened alongside the finance. Gatehouse Bank offers savings and buy-to-let finance. Our guide on Islamic home finance in the UK explains the products.
