Bloomsbury and Fitzrovia: a property guide for Gulf families with a child at UCL, LSE or SOAS

Bloomsbury is the square mile of Georgian garden squares between Euston Road and Holborn that holds University College London, the northern edge of LSE, SOAS, Birkbeck, the British Museum and three of London’s great hospitals. Fitzrovia is its western neighbour, now the site of new towers and the Google and Facebook offices. For a Gulf family, Bloomsbury and Fitzrovia have one purpose above all: a flat for a child at university, used for three years and let or sold afterwards.

Bloomsbury and Fitzrovia: a property guide for Gulf families with a child at UCL, LSE or SOAS

Bloomsbury for Gulf families with a child at UCL, LSE or SOAS

Quick Answer

Bloomsbury is where a Gulf family buys a flat for a child at UCL, LSE or SOAS. A studio or one-bedroom in a mansion block costs £450,000 to £750,000 and a two-bedroom £800,000 to £1,400,000, at £1,000 to £1,500 per square foot. One-bedroom flats let for £2,200 to £3,000 a month and gross yields are 4 to 5 per cent, with voids measured in days in late summer. The catch is the Fitzrovia new schemes at £1,800 to £2,800 per square foot, which the firm would not buy for a student.

Bloomsbury was laid out by the Bedford estate from the 1660s to the 1840s as a sequence of squares (Bedford, Russell, Bloomsbury, Tavistock, Gordon, Woburn, Mecklenburgh, Brunswick) and the Bedford Estate still owns much of it, granting long leases as the West End estates do; the universities and hospitals own the rest. The housing is Georgian terraces, mostly converted to flats or institutional use, and Edwardian and interwar mansion blocks (Bedford Court Mansions, Russell Court, Ridgmount Gardens) that are the student-family market’s core.

Fitzrovia

Fitzrovia, west of Tottenham Court Road, has Georgian streets around Fitzroy Square, Victorian mansion blocks, warehouses converted in the 1990s, and since 2015 the towers of Fitzroy Place and the Rathbone Square scheme at prime prices. Camden is the borough for both.

The Office for National Statistics puts Camden’s average price at about £815,000 in July 2026, down 10 per cent on the provisional figure for the year; the Bloomsbury mansion blocks have been steadier than that, because the student-family demand does not follow the cycle, and the Fitzrovia schemes less so, because they were priced for the top of it.

Bloomsbury rents and gross rental yields for investors

A one-bedroom mansion flat lets for £2,200 to £3,000 a month, a two-bedroom for £3,000 to £4,500, and a three-bedroom on a square for £5,000 to £8,000; Camden’s mean private rent across the borough was about £2,820 in August 2026. Gross yields are 4 to 5 per cent, the best in central London outside the eastern boroughs, because the tenant pool, students’ families, academics, doctors at UCLH and Great Ormond Street, and the technology companies’ staff in Fitzrovia, is deep and renews every September.

Rental voids and mansion block service charges in Bloomsbury

Voids are measured in days in late summer. Service charges in the mansion blocks are £3,000 to £7,000 a year. Our guide on London rental yields by area gives the borough context, and our guide on guarantors and student tenancies the letting rules.

Who buys property in Bloomsbury and why

Gulf families for a child at UCL, LSE, SOAS, King’s or Imperial (a Central line ride away), the single largest group in the mansion blocks; academic and medical families; and investors who understand the September cycle.

The district is not where a Gulf family buys its own London home, though some keep the student flat as a pied-à-terre afterwards; it is a purpose purchase, and our student-child guide sets out the name to buy in, the stamp duty effect of a UK-resident child, and what the flat does after graduation. A flat here is also the one London purchase where the firm’s clients’ children have most often become the eventual owners and residents.

Bloomsbury squares and mansion blocks worth considering for a flat

The squares, for the address and the garden: Bedford Square (institutional, few flats), Russell Square (mansion blocks and hotels), Gordon and Tavistock Squares (UCL’s doorstep, mostly institutional), Mecklenburgh and Brunswick Squares (quiet, residential, the Foundling estate), and Bloomsbury Square. The mansion blocks: Bedford Court Mansions and Ridgmount Gardens off Tottenham Court Road, Russell Court, the blocks on Marchmont and Judd Streets, and the Brunswick Centre’s 1970s flats for value.

Fitzrovia streets to consider and which areas to avoid

Fitzrovia: Fitzroy Square and the Georgian streets around it, Cleveland Street’s conversions, and the Fitzroy Place and Rathbone Square schemes for a new flat with a porter at a Mayfair price. Avoid the flats above Tottenham Court Road’s shops and the hostels’ streets near King’s Cross.

Getting around Bloomsbury and Fitzrovia: transport links and walking distances

Everything is on foot: UCL, SOAS and Birkbeck in the squares, LSE and King’s fifteen minutes south, the British Library and King’s Cross (Eurostar, the north) ten minutes north. Russell Square and Holborn on the Piccadilly line put Heathrow fifty minutes away direct; Euston, King’s Cross St Pancras and Tottenham Court Road (Elizabeth line, Heathrow in forty minutes, Bond Street in three) are all within the district. Goodge Street and Warren Street serve Fitzrovia. Parking is by permit and scarce, and nobody here drives.

Universities in Bloomsbury and nearby, from UCL to SOAS

University College London and its institutes, SOAS, Birkbeck, the London School of Hygiene, the Royal Academy of Dramatic Art and the University of London’s Senate House are in the squares; LSE and King’s are a walk.

Hospitals in Bloomsbury and Fitzrovia near UCL

University College Hospital on Euston Road, Great Ormond Street for children and the Royal National ENT and Eastman Dental Hospitals are in the district, and the Harley Street clinics are ten minutes west through Fitzrovia; a Gulf family whose child is at UCL and whose relative is at UCLH has both within five hundred yards, which is why the mansion flats are bought as they are. Our schools and universities guide maps the district for each institution.

Our view on buying a student flat in Bloomsbury

Bloomsbury is for the student flat, and the flat to buy is a one- or two-bedroom in a well-run mansion block within ten minutes’ walk of the child’s university, on a long Bedford Estate or share-of-freehold lease, at the block’s resale price. It lets in days after graduation to the next family, yields above the central London average, and has held value through the cycle because its demand does not come from the investors who set the cycle.

The Fitzrovia schemes and the name to buy in

The Fitzrovia schemes are a different purchase: a Mayfair-priced new flat for a family that wants a porter and a pool and will not mind the premium; the firm would not buy one for a student. In whose name, and what to do at graduation, is in the student-child guide; the firm’s usual advice is to keep the flat.

Frequently Asked

Questions about Bloomsbury and Fitzrovia property

How close to UCL should the flat be?

Within ten minutes’ walk, which is most of Bloomsbury; a flat in Marylebone or Islington is twenty-five and the child will spend three years on the bus.

Is Bloomsbury safe for a daughter living alone?

As safe as central London is: busy, well lit, with porters in the blocks and the university’s own security; the mansion blocks with a porter are the usual choice, and the firm has placed many daughters in them.

What happens to the flat after graduation?

It lets to the next student family or to a doctor in a week, at a yield above the London average, or it sells into a deep market; most families keep it, as our student-child guide explains.

What does a student flat in Bloomsbury cost in 2026?

A studio or one-bedroom flat in a mansion block is £450,000 to £750,000 and a two-bedroom in a mansion block or conversion £800,000 to £1,400,000. A two-bedroom in a Fitzrovia new scheme is £1,400,000 to £2,500,000 and a three-bedroom lateral flat on a square £1,800,000 to £3,500,000. Per square foot the mansion blocks run £1,000 to £1,500 and the new schemes £1,800 to £2,800.

What rent will a Bloomsbury flat earn?

A one-bedroom mansion flat lets for £2,200 to £3,000 a month, a two-bedroom for £3,000 to £4,500 and a three-bedroom on a square for £5,000 to £8,000. Camden’s mean private rent across the borough was about £2,820 in August 2026. Gross yields are 4 to 5 per cent, the best in central London outside the eastern boroughs.

What are the service charges in the mansion blocks?

£3,000 to £7,000 a year. The blocks that families buy in, such as Bedford Court Mansions, Russell Court and Ridgmount Gardens, are Edwardian and interwar buildings, often with a porter. Much of Bloomsbury is still owned by the Bedford Estate, which grants long leases as the West End estates do.

Which squares are residential rather than institutional?

Mecklenburgh and Brunswick Squares on the Foundling estate are quiet and residential, and Russell Square has mansion blocks and hotels. Bedford Square is institutional with few flats, and Gordon and Tavistock Squares on UCL’s doorstep are mostly institutional. Avoid the flats above Tottenham Court Road’s shops and the hostels’ streets near King’s Cross.

Is Fitzrovia a better buy than Bloomsbury for a student?

No. The Fitzroy Place and Rathbone Square schemes are a Mayfair-priced new flat with a porter, at £1,800 to £2,800 per square foot, for a family that wants a pool and will not mind the premium. They were priced for the top of the cycle. The firm would not buy one for a student; a mansion-block flat at its resale price is the purchase.

How do I get to Heathrow from Bloomsbury?

Russell Square and Holborn on the Piccadilly line put Heathrow fifty minutes away direct. Tottenham Court Road on the Elizabeth line reaches Heathrow in forty minutes and Bond Street in three. Euston and King’s Cross St Pancras, with the Eurostar, are within the district. Parking is by permit and scarce, and nobody here drives.

Have Bloomsbury prices fallen with the rest of Camden?

Less so. The ONS puts Camden’s average price at about £815,000 in July 2026, down 10 per cent on the provisional figure for the year. The Bloomsbury mansion blocks have been steadier, because student-family demand does not follow the cycle, and the Fitzrovia schemes less so, because they were priced for the top of it.
