Nine Elms is the two-mile stretch of the south bank between Vauxhall and Battersea Park that was wholesale markets, railway land and a dead power station until 2012. It is now the largest new residential district in central London: twenty thousand homes, the American embassy, two Underground stations and the restored Power Station. Gulf buyers have been part of Battersea and Nine Elms from the first launches. The question now is where the value sits once the building is done.

Battersea and Nine Elms in 2026: a resale market overview
Nine Elms in 2026 is a resale market, not a launch market. One-bedroom flats on the corridor cost 550,000 to 800,000 pounds, two-bedroom flats 800,000 to 1.3 million, and a two-bedroom flat inside the Power Station 1.3 to 2.2 million. Gross yields are 4 to 4.5 per cent on the corridor and 3.5 to 4 at the Power Station. Many flats bought off-plan between 2013 and 2017 are worth less than their launch price; those resales are where the value sits. The catch is service charges of 8 to 14 pounds a square foot.
Three parts. Battersea Power Station itself, the 1930s brick cathedral restored as shops, offices and flats, with the new residential buildings around it and the river in front. The Nine Elms corridor east of it along the river to Vauxhall: Embassy Gardens around the American embassy, the Riverlight and St George Wharf towers, and a dozen other schemes of the 2015 to 2024 vintage. And old Battersea to the south and west: Victorian terraces around Battersea Park and the streets between the park and Clapham Junction, where families have lived for a century.
The new district is finished in outline and filling in; the restaurants and the park along the river have arrived, and the office floors in the power station are let.

Rents and gross yields in Battersea and Nine Elms
One-bedroom flats let for 2,300 to 3,000 pounds a month, two-bedroom flats for 3,000 to 4,800, three-bedroom river-view flats for 5,000 to 8,000. Gross yields are 4 to 4.5 per cent on the corridor, 3.5 to 4 at the Power Station, with service charges of 8 to 14 pounds a square foot in the amenity-rich schemes. The embassy and the offices supply steady tenants; the sheer number of flats keeps rents from running away.
Who buys property in Battersea and Nine Elms
Investors from the Gulf, East Asia and Europe who bought from the launches, now joined by London professionals and American embassy staff buying resales to live in, and by families from the Gulf buying a Power Station flat as a London base with the shops and restaurants downstairs. The district is the one Gulf buyers ask about most often after Knightsbridge, because it has been marketed to them for a decade; it is also the one where the marketing and the resale market have diverged most.
Battersea Power Station, Embassy Gardens and Riverlight: which scheme to buy
The Power Station building and the two buildings beside it designed by Frank Gehry and Norman Foster for the premium that holds. Embassy Gardens for the embassy’s tenants and the sky pool. Riverlight for the river. In the corridor, buy a resale at a discount to launch rather than a new release at the developer’s price, and prefer the river-facing buildings to the inland ones, which look at each other. Old Battersea’s Victorian streets around the park are a different purchase altogether: houses for families, bought on the comparables, with a period-house survey.
Transport to Battersea and Nine Elms: Northern line, river boats and airports
The Northern line extension, open since 2021, gives Battersea Power Station and Nine Elms their own stations, 15 minutes to the City and 20 to the West End. Vauxhall has the Victoria line and trains to Waterloo; Battersea Park and Queenstown Road stations serve old Battersea. The river boats stop at the Power Station pier. Heathrow is 45 to 50 minutes by Underground and train; the district is better placed for Gatwick than most of central London.
Schools
Thomas’s Battersea, Newton Prep and Eaton House are the independent preparatory schools families name, all close to the park; Emanuel and Dulwich are the senior schools within reach. State primaries in the new district were built with it. King’s College London and the London School of Economics are across the river.
Our view on buying in Nine Elms in 2026
Nine Elms in 2026 is a resale market, not a launch market, and that is in the buyer’s favour. A two-bedroom river-facing flat on the corridor, bought from a 2015 purchaser at a discount to what they paid, in a building with a sensible service charge, is a fair investment at a 4.5 per cent yield with the Underground outside.
Battersea Power Station as a family home rather than an investment
The Power Station is a home rather than an investment and a good one, for a family that wants a new building, the river, and shops downstairs without the formality of Knightsbridge. We would not buy a new release at the developer’s price in the corridor while resales sit below it, and we say so.

Questions about Battersea and Nine Elms property
The completed stock resells below its launch price in many cases, which makes a resale flat better value than an off-plan reservation; the service charges in the landmark buildings are among the highest in London.
The Northern line extension puts Nine Elms at Waterloo in ten minutes and the West End in fifteen; Knightsbridge is twenty minutes by car across Chelsea Bridge.
Supply, with thousands of flats still completing; service charges; and a resale market that is deep for the best buildings and thin for the rest. Our off-plan guide applies here more than anywhere.
On the Nine Elms corridor a one-bedroom flat is 550,000 to 800,000 pounds and a two-bedroom flat 800,000 to 1.3 million. Inside the Power Station a two-bedroom flat is 1.3 to 2.2 million, and a three-bedroom flat with a river view runs from 1.6 to 3.5 million. Per square foot the corridor is 1,000 to 1,400 pounds and the Power Station 1,600 to 2,200. A Victorian house in old Battersea is 1.5 to 4 million.

Gross yields are 4 to 4.5 per cent on the corridor and 3.5 to 4 per cent at the Power Station. Service charges of 8 to 14 pounds a square foot in the amenity-rich schemes come off that before you reach a net figure, so the building you choose matters as much as the headline rent.
